Category 1A survey 

A Category 1A survey complies with the current Texas Society of Professional Surveyors Standards and Specifications as set forth in the Manual of Practice for Land Surveying in the State of Texas. Category 1A surveys are typically required for most residential real estate transactions but can also be used in commercial real estate transactions as well.

ALTA/NSPS Surveys

An ALTA/NSPS survey adheres to the strict standards developed by the American Land Title Association and the National Society of Professional Surveyors. Typically, ALTA/NSPS surveys are used in commercial real estate transactions.

Boundary Surveys

Boundary surveys to certify the boundary lines of a property without showing property improvements.

Platting

Platting is usually required when you are taking a larger tract of land and dividing it into smaller tracts for the purpose of building on or selling the land. The city or county has minimum requirements for platting and those requirements can differ from city to city or county to county. Plats are different than traditional surveys as they require a review at the city or county and then once approved, they will be recorded at the county clerk for public record.

Topographic Surveys

A topographic survey is a survey showing the contours of the land. It will show permanent features like hills, rivers, ponds, creeks, ditches and other structures that would otherwise not be listed on a traditional survey. Topographic surveys are most often used by civil engineers for the development of property.

Elevation Certificates

An elevation certificate is a document that lists a building’s location, lowest point of elevation, flood zone and other characteristics, according to the Federal Emergency Management Agency (FEMA). It is used to enforce local building ordinances and to help determine flood insurance rates.
